Attorney Data Reporting (ADR) is where foreclosure and bankruptcy attorneys report case status on Freddie Mac loans. Quandis built ADR and has run it since 2006. Attorneys open referrals, complete and reproject workflow steps, place holds, post messages, and upload the documents each state requires. Servicers see the results on the loans they service.

Loan and property data comes from Freddie Mac, so attorneys don’t key in loan data; a referral needs only the correct 9-digit Freddie Mac loan number. Freddie Mac sends limited loan data before a case opens, and the rest fills in within 24 to 48 hours after the case is opened.

Who What they do in ADR Start with
Foreclosure and bankruptcy attorneys, paralegals, and staff Work referrals in the web interface: tasks, holds, litigation detail, required documents, titles, worklists, and reports End user view
Law firm Security Administrators Add users, assign roles, unlock accounts, and reset passwords for their firm Managing users
Servicer staff and administrators Follow each case on the loans they service, order loan modification and deed-in-lieu titles, run reports, and manage their own users Power user view
Case management vendors and law firm IT Report from a case management system instead of by hand Developer view
Referral What’s tracked
Foreclosure (FC) Judicial and non-judicial foreclosures, step by step against the workflow for the property’s state, from file received through sale and case closure
Motion for Relief (MFR) Bankruptcy motions for relief from the automatic stay
Proof of Claim (POC) Bankruptcy proofs of claim, through plan confirmation and case closure

Each case carries tasks (workflow steps with estimated, projected, and actual dates), holds, messages, and documents. Where Freddie Mac’s Direct Title pilot applies, opening a foreclosure also orders a foreclosure title; see Title Direct.

  • Web interface: sign in and work each case by hand, or bulk-update tasks from a spreadsheet.
  • API: a case management system reports opens, task updates, holds, ledgers, messages, and documents directly. See the Developer view.

Both channels update the same cases. Reporting to Fannie Mae as well? The Default Reporting Application (DRA) does the same job for Fannie Mae loans.

Environment Used for Host
Production Live reporting www.freddiemacadr.com
UAT System integration testing uatadr.quandis.net
Development Initial connectivity and integration tests devadr.quandis.net

Attorneys and servicers sign in to production. The UAT and development environments are for integrators, and credentials are issued separately for each environment. For environment details, see the Developer view.

  • Accounts: your firm’s or company’s Security Administrator creates your account and assigns your roles. If you’re locked out, your password has expired, or you can’t open a case, ask your Security Administrator first.
  • Passwords must be changed every 90 days. See Sign in.
  • Support: email adr.support@quandis.com.
  • Required documents by state: in ADR, open Support > Required Documents.

For what ADR offers attorneys, integrators, and servicers, see the ADR product page. To build a reporting channel like ADR for your own partners, request a demo.
