Quandis Deal Hub (QDH) is where Freddie Mac, its interim servicers, document custodians, vendors, and loan buyers prepare non-performing and re-performing loans for sale and securitization, and work every due-diligence issue to a decision. Quandis built QDH on QBO and has run it since 2019.

Every party works on the same loan records. Servicers deliver loan data and histories, custodians report document exceptions, vendors report indexing and curing progress, and buyers raise due-diligence requests. Freddie Mac sees all of it and decides each exception.

Stage What happens Where in QDH
Prepare the portfolio Servicers deliver payment histories, servicing comments, next-due-date histories, and modification reviews; custodians report document exceptions; imaging vendors index files; curative vendors clear exceptions; servicing transfers are tracked Dashboards (ISA, Curing, Indexing, Xfer Aggregate), Transactions Management, Deals, Loans
Review re-performing loans Before securitization, servicers’ monthly and history files feed loss, modification, and payment-deferral reviews; modification terms are checked against set tolerances; issues go to the servicer as tasks Workflows and tasks on each loan
Work buyer due diligence In a non-performing whole-loan sale, buyers raise requests, one issue per loan, routed between the buyer, the servicer, Freddie Mac, and vendors until each loan is kept or dropped Whole Loan Sale Tracker (WLST)
