Attorney Data Reporting (ADR) · Freddie Mac

Every foreclosure and bankruptcy, reported once. Visible to everyone who needs it.

ADR is how foreclosure and bankruptcy attorneys report case status on Freddie Mac loans. Firms report through the web interface or straight from their case management system, and servicers see the same progress on their loans. Quandis built ADR on QBO and has run it since 2006.

One record, three parties

Freddie Mac boards loan data into ADR every day. Attorneys report against those loans, and servicers read the same record. No one re-keys a status update, and no one has to ask a firm where a file stands.

Who uses ADR

Attorneys report. Servicers see the same record.

  1. 01

    Foreclosure and bankruptcy attorneys

Open referrals, complete and reproject workflow steps, place holds, post messages, and upload the documents each state requires, in the web interface or straight from your case management system.

  2. 02

    Case management vendors and integrators

Connect a case management system once and report for every firm that uses it. A documented XML API, separate development and UAT environments, and a certification checklist take you from first call to production.

  3. 03

    Servicers

See every foreclosure and bankruptcy on the loans your company services, with workflow progress, documents, and scheduled reports, without chasing each firm for a status update.

What attorneys report

Three referral types, each tracked step by step.

FC

Foreclosure

Judicial and non-judicial, tracked against the workflow for the property’s state, from file received through sale and case closure.

MFR

Motion for Relief

Bankruptcy motions for relief from the automatic stay, with their own steps, holds, and ledger.

POC

Proof of Claim

Bankruptcy proofs of claim, tracked step by step with pre- and post-petition arrearages.

On every case

  • Workflow steps: complete a step or project its expected completion date
  • Holds: start a delay, such as a bankruptcy filing, with a projected end date, then complete it
  • Ledgers: total debt on foreclosures; pre- and post-petition arrearages on bankruptcies
  • Messages: notes on the case, visible to the people who need them
  • Documents: the documents Freddie Mac requires for the state, checked before a foreclosure can close

How attorneys report

By hand in the browser, or automatically from your system.

Web interface

For firms that work cases by hand, and for anything a feed doesn’t cover.

  • Open foreclosures and bankruptcies on loans in your coverage area
  • Complete, reproject, or bulk-update tasks; place and complete holds
  • Upload required documents and see what is still missing
  • Work a smart worklist, and export any list to Excel or CSV

API

For firms and vendors reporting straight from a case management system.

  • XML over HTTPS, one operation per referral type, update, step, message, or document
  • Credentials issued per environment, with Basic authentication
  • Updates bind to the case by your own record ID, or by loan number and attorney case ID
  • Every submission returns a result with success, warning, and error counts

Case management integrations

Case management systems including a360 (CaseAware), Casemax, and NetDirector exchange case data with QBO, so many firms report without re-keying anything.See the industry systems QBO connects to.

For servicers

Know where every default file stands.

Servicers see the loans associated with their company, and every attorney action on them. Where Freddie Mac’s Direct Title pilot applies, title orders run in ADR too: foreclosure titles are ordered automatically when a case opens, and servicers can order loan modification and deed-in-lieu titles.

  • Workflow progresseach case’s steps, holds, documents, and related processes
  • Scheduled reportsrun once, weekly, or monthly, delivered by email; for example, each case’s next task due
  • User administrationyour own security administrators add users, and re-certify them every six months under Freddie Mac’s security guidelines

FAQ

ADR questions

What is ADR?

Attorney Data Reporting (ADR) is the system foreclosure and bankruptcy attorneys use to report case status on Freddie Mac loans. Quandis built ADR on the QBO platform and has run it since 2006. Attorneys report through a web interface or an API, and servicers see the results on their loans.

Which referral types does ADR track?

Foreclosures (judicial and non-judicial), bankruptcy Motions for Relief (MFR), and bankruptcy Proofs of Claim (POC). Evictions and closings are not tracked in ADR.

Do attorneys have to send property and loan data?

No. Loan and property data is boarded into ADR from Freddie Mac daily, so a referral needs only the correct Freddie Mac loan number. Getting that number right matters, because the referral is attached to the loan when it is submitted.

How does an update find the right case?

Either include the unique ID your system used when it opened the case, or send the Freddie Mac loan number with your attorney case ID and let ADR find the case. With the second method, case IDs must be unique in your case management system and match the ones in ADR.

How do we start reporting through the API?

Quandis issues credentials for each environment. Build and test against the development and UAT environments, then complete ADR certification by running realistic scenarios (open, update, complete steps, add and complete holds, update ledgers, post messages, upload documents, and close files) before you submit to production.

Our case management system already connects to QBO. Does that help?

Often, yes. Case management systems such as a360 (CaseAware), Casemax, and NetDirector already exchange case data with QBO. Ask your vendor whether it reports to ADR for you.

Who can see a case?

Attorneys see loans in their coverage area for servicers they have a contract with, and a firm’s submissions are tied to the firm by its credentials. Servicers see the loans associated with their own company.

I already use ADR and need help. Who do I contact?

Email ADR support at adr.support@quandis.com. Inside ADR, the Support menu lists the documents required in each state.

Built on QBOADR runs on the same orchestration platform as everything Quandis builds — cases, documents, rules, audit trails, and partner-safe security included.
