  • ADR Attorney User Guide (PDF, rev. 2025-06-20)

This view is for attorneys, paralegals, and law firm staff who work Freddie Mac foreclosure and bankruptcy referrals in the ADR web interface. It’s an HTML edition of the ADR Attorney User Guide.

Servicers have their own guide in the Power user view. Firms and vendors that report from a case management system should read the Developer view.

The guide lists these compatible browsers. ADR shows an error and denies access to browsers that aren’t on the list.

Browser Minimum version
Google Chrome 25
Firefox 17
Safari 5
Internet Explorer 11

If pages display badly, images are misaligned, or uploads fail, add www.freddiemacadr.com as a trusted site in your browser settings.

  • Required fields are underlined in red.
  • Panels have a colored title bar. The arrow collapses the whole panel down to its bar. The plus sign expands or collapses the panel’s hidden sections. The plus becomes a minus while the sections are open.
  • Options menus sit at the right of a panel’s title bar: + adds a record, the circular arrow refreshes the panel, and … opens more options, such as filters and exports.
  • Blue hyperlinks open the record. If a case number isn’t blue, you don’t have access to that case.
  • Priority messages: the red notification icon at the top right of the screen shows how many items need your attention, such as active holds and missing required documents.
  1. Go to https://www.freddiemacadr.com.
  2. Enter your email address in the E-mail field. Your email address is your user name.
  3. Enter your password.
  4. Click Sign In. ADR opens the search page.

The ADR sign-in page, with Email address and Password fields, a Sign In button, and a Forgot your password? link.

Either your firm’s Security Administrator sends you a password reset email (see Reset a user’s password), or you request one yourself:

  1. On the sign-in page, click Forgot your password?
  2. Enter your email address and click Reset.
  3. Follow the instructions in the email you receive.

Passwords are case-sensitive and must follow Freddie Mac’s security guidelines:

  • At least 8 characters
  • At least one number, one capital letter, and one lowercase letter
  • At least one of these special characters: ! @ # $ % ^ & * ( )
  • Different from your previous 3 passwords

You must change your password every 90 days. ADR sends reminders before it expires. If it expires, your account is locked, and the next time you sign in, ADR tells you to contact your Security Administrator.

  1. Click Home, or point to Home and select Loans. The loan search dashboard opens.
  2. Type the 9-digit Freddie Mac loan number in the Search box at the top right and press Enter.

The ADR header with the Home menu open, listing My Next Work Item, Loans, Foreclosures, Bankruptcies, Titles, Contacts, Import Files, Reports, and Worklists.

The search box searches whatever page you’re on. On Home > Foreclosures it finds foreclosures; on Home > Bankruptcies it finds bankruptcies.

For more search fields, click the down arrow next to the search box. The Loan Search panel lets you search by loan, servicer, state, investor (Freddie Mac) number, or status. Fill in the fields and click Search.

You only see loans in your firm’s coverage area, serviced by servicers your firm has a contract with. If you aren’t sure of your coverage area or contracts, check your organization’s details under Contacts > Organizations.

Click the loan number in the Loan column to open the Loan Summary page. It lists the loan’s borrowers and has a tab for each kind of process on the loan: Bankruptcies, Bid At Sales, Deficiencies, Foreclosures, Titles, Valuations, and Processes.

A Loan Summary page with the loan panel at the top, the Borrowers panel, and the Foreclosures tab listing one closed foreclosure.

Only users with the Security Administrator role can manage users. What every other user can see and edit depends on their roles.

  1. Select Contacts > Organizations.
  2. Click your organization’s name. If your company has more than one organization, each is listed. The Organization Summary page opens.
  3. In the Users panel, click +.
  4. In the Register panel, enter First Name, Last Name, Email Address, and the System Roles to grant, then click Register. You return to the Users panel.
  5. Select the new user’s row (click the row or check its box in the All column).
  6. From the Options menu, select Activate Users, then click Okay. Active users show Yes in the Active column.
  7. From the Options menu, select Send Password Reset, then click Okay. The user receives an email with instructions to set a password.
  1. Find the user and select their row.
  2. From the Options menu, select Add Role or Remove Role.
  3. Choose the role from the Role list and click Save. The Roles column updates.

You can select more than one user at a time for each of these.

To Select from the Options menu Result
Deactivate users Deactivate Users, then Okay The Active column shows No.
Unlock users Unlock Users, then Okay The users can sign in again.
Reset a user’s password Send Password Reset, then Okay The users receive a password reset email.

A firm that does business in several states may have one ADR organization per state. The state is appended to the organization name, for example “Example Law Firm, PC – MD”. To give an existing user access to another of your organizations:

  1. Go to the organization the user needs access to.
  2. Under the person icon, select Grant Access.
  3. In the Grant Access dialog, select the user and click Save. The user now appears in that organization’s Users panel.

The guide’s introduction describes the two roles most firms use. Security Administrator manages users; Attorney is for users who view and work the loans associated with their company.

Freddie Mac provides limited loan data before a case is opened, so some loan fields may be empty when you open a foreclosure. The loan and property information fills in within 24 to 48 hours after the case is opened.

  1. Find the loan (see Find a loan) and open its Loan Summary page. Freddie Mac loan numbers are 9 characters and can’t be changed.

  2. Open the Foreclosures tab and click +.

You can’t open a new foreclosure while another foreclosure on the loan is still open, whether your firm or another firm opened it. See Loan already has an active foreclosure.

  3. Fill in the New Foreclosure form and click Save.

The New Foreclosure form, with required fields such as Foreclosure, Status, Date Opened, borrower name, and property address underlined in red.

Field What to enter
Foreclosure The name or title of the case. It becomes the case’s link on the Foreclosures tab.
Status Status
Product Category Product type
Assigned Organization Your firm. If your firm has an organization per state, choose the one for the property’s state, or you won’t be able to open the foreclosure.
Attorney Loan ID Your attorney loan ID
Original Balance Original loan amount
UPB Amount Unpaid principal balance
Property Address, City, State, Postal Code The property’s address
Date Opened The date your firm received the referral, not necessarily the date you open it in ADR. It can’t be in the future.
Borrower First Name, Last Name The borrower’s name
Co-Borrower First Name, Last Name Required only if Co-Borrower is set to Yes

The due date for the first task is calculated from the start date you enter. If you enter the wrong start date, restart the foreclosure or close it and open a new one.

After you save, the case appears on the Foreclosures tab with status Open and your Date Opened. Your attorney case number appears as a blue link; click it to open the Foreclosure Summary page. If the case number isn’t blue, you don’t have access to the file; ask your Security Administrator for access.

Foreclosure title orders (Direct Title pilot)

Section titled “Foreclosure title orders (Direct Title pilot)”

Freddie Mac’s Direct Title pilot phases servicers in over time, and each servicer notifies you when it joins. When you open a foreclosure on a loan whose servicer is in the pilot, ADR orders a foreclosure title automatically. To learn how title ordering works, see Title Direct.

  • The title order can take up to an hour to appear. Use the refresh icon on the loan’s Titles tab.
  • In the title row, the Case # link opens the Title Summary page (see Titles). The flyout opens several titles on one page in tabs, Edit edits the row in place, and the i icon shows more about the title.

If a title order is needed but ADR didn’t create one:

  1. On the Titles tab, click +.
  2. Click the + to the left of New Title to expand the form.
  3. Check the fields copied from the foreclosure for accuracy, fill in the remaining required fields, and click Save.

ADR validates the order when you save. If validation fails, correct the fields and save again. If the error doesn’t explain itself, email adr.support@quandis.com.

If another firm handled an earlier foreclosure and never closed it, the Foreclosures tab shows that firm’s open case, and you can’t open yours.

  1. Click the information icon in the case row to see the other firm’s contact details.
  2. Ask that firm to close its foreclosure. Its status must be set to Closed.
  3. If the firm doesn’t respond, contact Freddie Mac.

The Related Processes tab on the Foreclosure Summary page lists every process on the loan, including foreclosures, bankruptcies, and repurchases.

Column Shows
Template The kind of process: Foreclosure, Bankruptcy, Motion for Relief, Proof of Claim, Foreclosure Title, and so on
Status Open or Closed
Type Judicial or non-judicial for foreclosures; Motion for Relief or Proof of Claim for bankruptcies
Opened, Closed When the process was opened and closed
Process A link to the process. For repurchases, it’s the Freddie Mac loan number.

A hold (also called a delay) records that a foreclosure or bankruptcy is paused, with a projected end date. Hold types include Account Current, Adequate Protection Order, and bankruptcy chapters 7, 11, 12, and 13. While a hold is open, it appears in the priority messages.

A Foreclosure Summary page with the Holds tab selected and the + button on the Workflow Holds panel highlighted.

  1. On the Foreclosure or Bankruptcy Summary page, open the Holds tab (to the right of Tasks) and click +.

  2. Select the hold type from the Hold list and click Save.

The New Hold dialog with the Hold list open, showing Account Current, Adequate Protection Order, and bankruptcy chapter holds.

  3. Complete the hold:

    • Description defaults to the hold type. Keep it or enter your own.
    • Start defaults to today. It can be today or a past date, not a future date.
    • Projected is required: when you expect the hold to end. It can be today or a future date.
    • Comments defaults to “Delay added on date”. Keep it, add to it, or replace it.
  4. Click Save. A priority message notification appears for the hold.

  1. On the Holds tab, click the hold.
  2. Change the Projected date. The Comments field fills in a default comment.
  3. Click Save. The panel shows the new projected date.
  1. On the Holds tab, click the name of the open hold (a blue link).
  2. Enter a date in the Completion – Actual field.
  3. Click Save. The hold closes and its priority message clears.

To review a hold, look at it in the Holds panel or click its link for details.

Litigation detail is a special hold for litigated matters. Follow your Freddie Mac guidelines on when to use it, and on whether to continue a foreclosure or bankruptcy while the litigation is resolved.

  1. On the Holds tab, click + and choose Litigation Detail.
  2. Fill in the Litigation Fields form and click Save.

The Litigation Fields form, with Start, Projected, End, and Comments on the left and Party Status Code, Litigation Status Code, Litigation Date, and Litigation Claim Code on the right.

Field Rules and values
Start (required) Defaults to today. Can be a past date, not a future date.
Projected (required) Today or a future date: the date you’ll follow up on the litigation.
Comments Defaults to a standard comment. Add why you’re creating the litigation detail.
Party Status Code (required) FM Party Plaintiff, FM Party Defendant, FM Not Named
Litigation Status Code (required) Complaint Filed, Dispositive Motion Filed, Discovery Period, Trial Date, Notice of Appeal Filed, Appellate Briefing Schedule, Post Trial Proceedings
Litigation Date (optional) The trial date. Past, present, or future, but not before the Start date.
Litigation Claim Code (required) Conservatorship issue or challenge; Federal Instrumentality status; Charter interpretation or challenge; Freddie Mac as Federal Agency or Government Actor claim; Constitutional claim, including due process; Class Action claim; MERS claim; Environmental claim; Order to Show Cause; Sanction Motion or Hearings; HAMP claim; Predatory Lending claim; Ability to Re-pay claim; Discrimination claim; Uniform Mortgage Instrument claim; Other

The Holds panel then shows the hold with its start, projected, and end dates and its number of days. For an open hold, days run from the start date to today; for a closed hold, from the start date to the end date. The litigation detail also appears in the priority messages; click its arrow for details. To review it from the Holds panel, click the icon next to the hold name.

  1. On the Holds tab, click the Litigation Detail link.
  2. Enter the End date: today or a past date, not a future date.
  3. The comment defaults to “Litigation Detail changed on MM-DD-YYYY”. Add the outcome of the litigation.
  4. Click Save. ADR calculates the days on hold from the start and end dates and removes the priority message.

Open the Litigation Detail link on the Holds tab, make your changes, and click Save. The same date rules apply. You can reopen the hold by removing its End date, with two limits:

  • If the End date is more than 180 days in the past, nothing can be changed. This preserves the record for auditing and reporting.
  • Only one active hold can exist per case. If the case has another active hold, you can’t remove the End date.

Click the horizontal lines icon in the delay column. The change log lists who changed the litigation detail, when, and their comments.

Each foreclosure follows the workflow for its state and type (see State workflows). Each step is a task with an estimated, projected, and actual completion date.

  1. Open the Tasks tab. To see every task rather than only the ones currently due, select All Tasks from the panel’s options menu.

The Foreclosure Tasks panel with the options menu open and All Tasks selected.

  2. Click the task name.

  3. Enter the Actual date: today or a past date. It can’t be in the future, and it can’t be earlier than the completion date of the previous task.

  4. The comment defaults to “Task name changed on date”. Keep it, add to it, or replace it.

  5. Click Save. The Actual column shows the date you entered.

Completing the Foreclosure Sale Held task also records the sale.

  1. Click Foreclosure Sale Held.

  2. Enter the sale date in the Actual field (not in the future, and not before the previous task’s completion date). The sale fields appear.

  3. Fill in the required fields:

    Field Rule
Opening Bid Amount Greater than 0
Credit Bid Amount Greater than 0
Credit Bid Received The date received
Sale Amount Greater than 0 when Sold To Name is Back to Beneficiary; greater than 100 when it’s Third Party
Loan UPB Amount Greater than 0
    Total Debt Greater than 0
    Deficiency Status The deficiency status
Sold To Name Back to Beneficiary or Third Party
  4. If you chose Third Party, enter the third party’s Contact Name, Address, City, State, Postal Code, and Phone.

The Foreclosure Sale Held task with bid and sale amounts filled in and the Third Party contact fields highlighted.

  5. Click Save. The Actual column shows the sale date.

  6. Refresh the page and expand the foreclosure panel (the down arrow to the left of Foreclosure in the title bar) to check the sale values. To check the UPB amount, click the loan number in the Foreclosure Summary panel and look at UPB Amount in the Loan Summary panel.

A task’s projected date must be in the future. A past date gives the error “Tasks cannot be reprojected to a past date”.

  1. Click the task name. The task opens for editing.
  2. Enter the expected completion date in Projected, and explain the change in the comment.
  3. Click Save.

You can’t project Sale Scheduled more than 360 days past its existing projected date. Reprojecting Foreclosure Sale Held requires a reason for the reprojection.

You can complete or reproject many tasks at once from a spreadsheet:

  1. Run the ADR – Case Load Next Task Due report (see Reports).

  2. Add two columns at the far right named ActualCompletion and ProjectedCompletion. Leave every other column as it is.

If you sort or filter, sort the whole sheet so the ID columns stay aligned with their rows. Misaligned rows update the wrong tasks.

  3. Enter completion or projection dates. The usual rules apply: no future completion dates, no past projection dates. Tasks that need extra data when completed, such as Complaint Filed (court case number) and Sale Held (sale and bid information), can’t be updated this way.

  4. Save the file.

  5. Go to Home > Import Files. In the Import Dashboard panel, select Bulk Task Updates.

If you don’t see it, open the panel’s … menu, change the view from By Template to By Setup, and clear the Show Active filter.

  6. Drag the file onto the blue bar and check that it appears in the panel below.

  7. Refresh the lower panel until the file reaches Complete or Error.

    • Error: email adr.support@quandis.com.
    • Complete: click the link in the Import File column and open the Logging tab to review each update. Click an error message to see why that row failed, such as a future completion date. Fix those cases in the web interface, or correct the rows and submit them again.
  8. Spot-check a few cases to confirm their projected and actual dates.

To restart a foreclosure, for example after entering the wrong start date, you can close it and open a new one, or restart it:

  1. On the Foreclosure Summary panel, open the menu next to Edit and select Restart.
  2. Enter the new Restart Date, give a Reason, and click Save.

The Restart Foreclosure dialog, with Restart Date and Reason fields.

The foreclosure’s start date becomes the restart date, and a new timeline starts with the restart date as the completion date of Foreclosure File Received. ADR also adds a message for audit purposes.

Close a foreclosure when it has gone to sale, was opened in error, or shouldn’t be open for any other reason, such as a servicer request.

  1. On the Foreclosure Summary panel, click Edit.
  2. Set Status to Closed, and enter a Date Closed and a Closed Reason. If the foreclosure went to sale, also enter the sale date.
  3. Click Save.

ADR prompts you if required fields are missing. You may also need to upload required documents first; ADR warns you before closing, and the red notification icon lists what’s missing. If the UPB and original balance weren’t supplied when the case was opened (before the Direct Title pilot went live), they’re required to close it.

  1. Complete the Foreclosure Sale Held task first. It’s often the last task. The sale information then appears in the Foreclosure Summary panel.
  2. Edit the foreclosure, enter Date Closed, and set Status to Closed.
  3. Choose Case Completed or Third Party Sale Completed as the Closed Reason, and click Save.

In some states, Freddie Mac pursues deficiencies and requires specific documents before a foreclosure can be closed with the reason Case Completed or Third Party Sale Completed. If any are missing when you try to close, ADR shows “Required documents must be uploaded prior to closing process”.

  1. Click Support at the top of the screen and open the Required Documents tab. The first page of states and territories appears. To see more, change the rows per page.
  2. Click your state. The documents required for that state are listed.
  3. From the options menu, select Show Required Documents to list only required documents, or Show Non Required Documents to see the other document types you can upload.
  4. To download the list, select Export to CSV or Export to Excel from the … menu.

The Support page’s Required Documents tab, listing states with a count of required documents and the document templates for Connecticut.

Click the red priority message icon at the top right of the Foreclosure Summary page and select Required Documents. The list shows what’s still missing for this case. Each document drops off the list when it’s uploaded with the right template.

A priority message listing the documents required for a New York foreclosure that haven’t been uploaded yet.

  1. Open the Documents tab, click +, and select New Document.

  2. Click the arrow icon to choose a file, or drag and drop it.

  3. Select the Template that matches the required document.

The template tells ADR which document you uploaded. If you choose the wrong template, ADR still lists the document as required, even if the file itself is correct.

  4. Optionally enter a Description, and click Save.

The New Document form, with Document and Template fields at the top and the Description field below.

Required documents can be PDF, .doc, or .docx files. There’s no size limit in current browsers. Internet Explorer 8 and 9 were limited to 2 MB.

ADR tracks two kinds of bankruptcy referral: a Motion for Relief (MFR) from the automatic stay and a Proof of Claim (POC). As with foreclosures, loan and property data may be missing until 24 to 48 hours after you open the case.

Open a Motion for Relief or Proof of Claim

Section titled “Open a Motion for Relief or Proof of Claim”
  1. On the Loan Summary page, open the Bankruptcies tab, click +, and select New Motion for Relief or New Proof of Claim.
  2. Fill in the required fields: Bankruptcy, State of Filing, Filing Date, Court, Case Number, Chapter, Status, and Date Opened. Fill in anything else you know, such as your attorney case number and firm name.
  3. Click Save. If anything required is missing, ADR tells you what.

The New Bankruptcy form with the required fields highlighted: Bankruptcy, State Of Filing, Filing Date, Court, Case number, Chapter, Status, and Date Opened.

The due date of the first task is calculated from the start date. If it’s wrong, close the bankruptcy and open a new one.

Bankruptcy tasks work like foreclosure tasks, and every task is shown by default.

  1. Open the Tasks tab and click the current task.
  2. Enter the Actual completion date and a comment. A projected date may not be needed.
  3. Click Save, and repeat for the next task.

Some tasks require documents. ADR tells you when, and you can attach them with the task’s Browse button.

To reproject a bankruptcy task, click it, enter a future Projected date and a comment, and click Save. Past dates give the error “Tasks cannot be reprojected to a past date”.

  1. On the Bankruptcy Summary page, click Edit.
  2. Set Status to Closed, and enter a Date Closed and a Closed Reason. ADR won’t save without all three.
  3. Click Save.

Under the Direct Title pilot, attorneys work foreclosure title orders from Home > Titles.

The first panel on the Title Home page is the Title Dashboard. The Count column shows how many titles match each group. Use the … menu to change the grouping, for example By Assigned Organization. Click a group to list its titles in the Title List panel below.

Open a title to see its Title, Property, and Loan Summary panels, plus:

Panel What you can do
Activity Add, refresh, filter, and export (CSV or Excel) public records and transactions
Workflow Add, refresh, filter, and export tasks and holds
Messages Add, refresh, filter, and export messages
Documents Add documents, folders, or bulk uploads; refresh; filter; zip and email; convert to PDF; merge into a single PDF; export the list. The title product appears here when the order is fulfilled.
Processes Refresh, filter, and export related processes. Attorneys can’t add related processes.

When the order is fulfilled, click the document link in the title’s Documents panel to download the product.

Beneficiary checks: title vendors are expected to deliver a beneficiary check (bene-check) within 24 hours of the order for every foreclosure title in a Trustee Sale Guarantee (TSG) state. ADR emails your firm when it’s available: to the primary email address on your Organization Summary if you have one, otherwise to all of your firm’s active Security Administrators. The bene-check is in the same Documents panel. Vendors label it differently.

  1. Open the title’s Summary page. In the Tasks panel, select + New Task.

  2. Select Send Cancel Title Request and click Save.

The New Task dialog with Send Cancel Title Request selected in the Task list.

  3. In the task, choose a Closed Reason and click Save. To hold off, click Cancel; you can come back to the task later.

You can’t cancel a title after the product has been received. ADR says so in the task, and you can only click Cancel.

The title vendor decides whether to accept the cancellation and whether to charge for it. Ask vendors directly about billing and their cancellation windows. Cancellations can take up to a day; if you don’t hear back within 24 hours, contact the vendor.

  • Approved: the title’s status becomes Canceled, its Date Closed is filled in, and its Closed Reason is CANCEL/NO BILL. You can see this on the Title Home list, the loan’s Titles tab, and the Title Summary page.
  • Denied: a message from the vendor appears in the title’s Messages panel.

After the product has been received, you can order updates on foreclosure titles:

  1. On the title’s Summary page, in the Tasks panel, select + New Task.
  2. Select Send Update Title Request and click Save.
  3. Choose an Update Type (the list differs between TSG and non-TSG states), enter the instructions, including a good-through date if applicable, and click Save.

If the update isn’t allowed yet, for example because the product hasn’t arrived, the task shows why and you can only click Cancel. You can come back and save the task once the product arrives. Delivery times and update products vary by vendor.

  1. In the title’s Messages panel, click +.
  2. Select the Order Inquiry template, edit the subject, and write your question in the body. To also send it by email, enter addresses in To.
  3. Click Save. The message is sent to the title vendor.

Vendor replies appear in the Messages panel. To read a full message, select Toggle Detail from the envelope icon menu.

  1. Open the Documents tab and choose + New Document, + New Folder, or Bulk Upload.
  2. Choose or drag the file, select the Template that matches the document type, and enter a description.
  3. Click Save. The Documents panel lists the document name, who uploaded it, and when it was created and updated.

You can upload PDF, Word, Excel, PNG, and JPEG files.

  • View a document: click its name. It opens according to your browser settings.
  • Delete a document: select its row, choose Delete from the options menu, and click Okay.
  1. Open the Messages tab and click +.
  2. To use a template, select it. It fills in the subject and body. Otherwise leave the template at Select.
  3. To email the message, enter addresses in To, separated by commas.
  4. Click Save. The message appears in the Messages panel and is emailed to any recipients.

The Smart Worklist assigns users the tasks they need to complete or reproject. Tasks appear in each user’s queue. Open it from Home > Worklists. Only users with the Manager role can manage worklist items.

    • Recipients: your email address is filled in. Add other recipients to notify them when the report is ready.
    • Start Date and End Date.
    • Process Templates, Chapters, and States default to All. Clear All to choose specific values. Chapters applies only to bankruptcy processes (Motion for Relief and Proof of Claim). If you select Foreclosure, the chapter boxes are highlighted in red because they don’t apply.
  4. Click Submit. When the report is ready, its Delivered date is filled in.

The Hold (Attorney) Report Parameters form, with Label, Schedule, Recipients, Start and End dates, and Process Templates, Chapters, and States set to All.

  • From ADR: click the bars icon next to the report request, then click the report link. It opens as a spreadsheet.
  • From email: the email comes from no-reply@quandis.com, with the report name and the date and time it ran in the subject. Click the report link. If you aren’t signed in, sign in first and the report downloads.

Any panel that shows a list, such as cases, messages, or borrowers, can be exported. For example:

  1. Select Home > Foreclosures. The top panel counts your cases by status, such as On Hold and Open.
  2. Click a count. The matching cases appear in the panel below.
  3. From that panel’s … menu, select Export to CSV or Export to Excel. The file downloads to your browser’s downloads folder.

This works in every panel whose … menu has the export options.

Click the arrow next to the search box to filter a dashboard by servicer, state, investor number (Freddie Mac loan number), or status. To find a single loan, just type its 9-digit Freddie Mac loan number in the search box.

These are the steps ADR tracks for each foreclosure workflow, in order, as listed in the guide. Foreclosure Case Closure and Bankruptcy Case Closure were added to every workflow in February 2017. Step names appear exactly as they do in ADR.
