Quandis Deal Hub (QDH) · Freddie Mac

Every loan ready for sale. Every exception tracked to a decision.

QDH is where Freddie Mac, its interim servicers, document custodians, vendors, and loan buyers prepare non-performing and re-performing loans for sale and securitization, and work every due-diligence issue to a decision. Quandis built QDH on QBO and has run it since 2019.

One loan record, every party

Servicers, custodians, vendors, and buyers each update the loans they are responsible for, and Freddie Mac sees all of it in one place. Nobody reconciles spreadsheets by email to find out whether a loan is ready, what is blocking it, or who owes the next answer.

How a deal moves through QDH

Prepare, review, and sell, on the same loans.

  1. 01

    Prepare the portfolio

Before a loan is offered, every document, data history, and exception has to be in order. Interim servicers deliver payment histories, servicing comments, and next-due-date histories; document custodians report exceptions; imaging vendors index the files; curative vendors clear what they can. QDH tracks each loan’s readiness and who owes the next action.

    • Readiness dashboards by servicer and deal
    • Document exceptions by age, cure status, and responsible party
    • Servicing transfers tracked from shipment to final assignment
  2. 02

    Review re-performing loans

Before re-performing loans go into a securitization, each one is reviewed. Servicers deliver monthly and history files, and QDH reviews the events that bear on each loan: losses, loan modifications, and payment deferrals. Reviews run automatically where the data allows and go to an analyst where it doesn’t.

    • Loss, modification, and payment-deferral reviews
    • Modification terms checked against set tolerances
    • Issues routed to the servicer as tasks, with every response kept
  3. 03

    Work buyer due diligence

During a non-performing whole-loan sale, buyers raise due-diligence requests in the Whole Loan Sale Tracker. Each request is one issue on one loan, routed between the buyer, the servicer, Freddie Mac, and any vendor needed, until the loan is kept in the deal or dropped from it.

    • Requests by category: BPO, collateral, compliance, lien, title, and servicing notes
    • Duplicate checks before a request is saved
    • Each loan’s Keep, Requested Issue, Requested Drop, or Drop status calculated from its open requests

Who uses QDH

Five kinds of organization, one system.

Sixteen roles decide what each person can see, import, and change. Freddie Mac sees everything; everyone else sees the deals and loans tied to their own organization.

  • Freddie Mac deal teamssee every deal and loan, manage reference data, and decide the outcome of each exception
  • Interim servicersdeliver loan data, histories, and modification reviews, and answer exceptions on the loans they service
  • Document custodians and imaging vendorsreport collateral exceptions, file receipt, and indexing results
  • Curative and lien vendorswork the exceptions assigned to them and report progress
  • Loan buyersraise and track due-diligence requests on the loans they are bidding on

How data moves

Work in Excel or in the browser. Either way, it’s validated.

Most parties already live in spreadsheets, so QDH meets them there: role-specific templates go out, come back with updates, and are checked row by row before anything changes.

Control and accountability

Access by organization. Performance by servicer.

Organization-scoped access

everyone outside Freddie Mac sees only the deals and loans tied to their organization

Delegated administration

each organization’s security administrators add users and grant only the roles they hold themselves

Password policy

Freddie Mac’s requirements, including complexity rules and 90-day expiry with advance reminders

Servicer scorecards

Transaction Playbook metrics score each interim servicer on deal-preparation tasks, across all transactions and the last four

FAQ

QDH questions

What is QDH?

Quandis Deal Hub (QDH) is the system Freddie Mac, its interim servicers, document custodians, vendors, and loan buyers use to prepare non-performing and re-performing loans for sale and securitization and work every due-diligence issue to a decision: reviews of re-performing loans before securitization, and buyers’ due diligence in whole-loan sales. Quandis built QDH on the QBO platform and has run it since 2019.

Who can use QDH?

Organizations Freddie Mac authorizes: its interim servicers, document custodians, imaging, curative, and lien vendors, and buyers in its loan sales. Each user’s role decides what they can see, import, and change, and everyone outside Freddie Mac sees only the deals and loans tied to their organization.

How does data get into QDH?

Mostly through bulk Excel imports. Each role has templates for the data it is responsible for, and every import reports how many rows succeeded, needed clean-up, or failed. Requests and responses can also be entered one at a time in the browser.

How do buyers work due-diligence requests?

In the Whole Loan Sale Tracker. Buyers enter one request per issue per loan, or export a template, add requests in Excel, and import it back. Freddie Mac, the servicer, or a vendor responds, and each loan’s status (Keep, Requested Issue, Requested Drop, or Drop) updates as requests are resolved.
