Solutions · Mortgage servicing workflow

Default servicing, orchestrated from first missed payment to final disposition.

Twenty years of mortgage servicing built into one case management platform. Loss mitigation, foreclosure, bankruptcy, and REO run as connected workflows, and your attorneys and vendors work in the same system, seeing only their own files.

The default lifecycle

One mortgage servicing workflow, every stage on one record.

Loss mitigation

LoanModification · ShortSale · DeedInLieu · CashForKeys

Run modifications, short sales, deeds in lieu, and cash-for-keys as tracked workflows, with every document, decision, and deadline on the loan.

Foreclosure

Foreclosure · BidAtSale · Deficiency · Litigation

Refer files to counsel, track milestones and sale dates against investor timelines, and manage bids, deficiency judgments, and contested matters.

Bankruptcy

Bankruptcy · Pacer · POC · MFR

Monitor filings, pull dockets from PACER, and manage proofs of claim and motions for relief, so the automatic stay is never violated.

REO & disposition

Reo · Eviction · Auction · Listing · Offer

Move properties through eviction, preservation, listing, offers, and auction, coordinating agents and vendors in one place.

Property & valuation

Property · PropertyInspection · Valuation · Title

Order inspections, valuations, and title work, and keep comparables, projections, and title results with the property.

Note sales & transfers

NoteSale · Deal · DealLoan · Closing

Prepare loan pools for sale or servicing transfer, with deal-level data rooms that show each bidder only what they should see.

Attorneys & vendors, in the same system

One loan. Every partner sees only their part.

QBO's extranet security filters every screen and API call by row, automatically. Give foreclosure counsel, bankruptcy counsel, collection agencies, and BPO agents direct access to the loans they work on, without exposing anything else.

Compliance checks, built in

SCRA and bankruptcy checks at every step that needs one.

Workflows can call Military Search and Bankruptcy Search automatically (before referral, before sale, before eviction) and record the results on the loan as evidence.

Investor & GSE programs

The attorney reporting channels run on QBO.

Attorney Data Reporting (ADR) for Freddie Mac and the Default Reporting Application (DRA) for Fannie Mae are built on QBO. Attorneys report foreclosure and bankruptcy status through them by API or web interface, integrated with their case management systems.

Connected systems include a360 (CaseAware), Casemax, NetDirector, Clarifire, Auction.com, and leading mortgage servicing systems, through web services and bulk data exchange. See industry integrations.

In their words

“When we or one of our customers opts to move forward with a short sale, using Quandis’ technology, we are able to complete the transaction efficiently and expeditiously for all parties involved.”

Rob Schreibman

Director, PennyMac

“Automating the search of the PACER Web site via Quandis’ interface advances the process significantly. ResWare users will now be able to focus on the results of the search rather than the steps involved in obtaining those results.”

Bryan Buus

President, Adeptive Software / ResWare

“With Quandis’ new enhancements, our attorney clients now have the ability to perform PACER and Docket searches for borrower bankruptcies on both the national and district level—with the click of a button from within CaseAware.”

Dan Cannon

COO, KMCIS / CaseAware
