A Title Direct title answers two questions: who owns the property and on what record, and what has to be cleared before the sale. Everything below arrives with the title, and later deliveries on the same order add to it.
Where to find a title
Section titled “Where to find a title”In QBO, a title is a Title record on the property, tied to the loan and the process (for example, the foreclosure) that ordered it. The title’s documents are attached to it, and the vendor’s original data is kept with the record.
A title can be updated several times after it first arrives, for example when a curative item clears or a date-down is completed. Check the messages and curative items for the latest activity rather than relying on the first delivery.
Title summary
Section titled “Title summary”| Field | What it tells you |
|---|---|
| Title | The order’s name, usually the process and loan number (for example, FC - 123456789) |
| Product category | The product ordered, such as ForeclosureReport |
| Process type | The function that ordered it, such as Foreclosure |
| Request action | Set when the delivery is an update, such as Datedown |
| Vendor order number | The title vendor’s own order number, useful when you contact the vendor |
| Received date | When the title product was received |
| Estimated completion | The vendor’s estimated completion date |
| Title clearance grade | The vendor’s grade for how clear the title is (for example, A or B) |
Documents
Section titled “Documents”The title product itself is a PDF, often with supporting documents. Each document has a name and a type, for example:
- The title product (for example, a trustee’s sale guarantee)
- Affidavits
- Backup documents, which can contain nonpublic personal information; handle them accordingly
Vesting and recorded documents
Section titled “Vesting and recorded documents”- Vesting shows how title is held, for example “Jane Doe, a single woman”. Title Direct reports the original vesting, the current vesting, and any variance the vendor notes.
- Recorded documents list the instruments of record: deeds of trust, mortgages, assignments, modifications, and deeds. Each has its recording date, document number, and book and page where available.
- Each recorded document is linked to its parties: trustor, original trustee, original beneficiary, mortgagor, mortgagee, assignor, assignee, grantor, and grantee.
Curative items
Section titled “Curative items”A curative item is a title issue that has to be resolved, for example a senior open mortgage or deed of trust or an assignment issue. Each item shows:
| Field | What it tells you |
|---|---|
| Status | For example PROBLEM (open) or CLEARED |
| Curing party | Who is responsible for clearing it, such as the attorney or the vendor’s in-house team |
| Date notified | When the issue was raised |
| Follow-up date | When the next update on the item is due |
| Projected completion | When the item is expected to clear |
| Actual clear date | When it cleared |
| Notes | The vendor’s notes, numbered in the order they were entered |
A separate curative data summary shows the curator’s contact details, lien search ordered and received dates, the original, current, and final grades, and when each was reported.
Taxes and fees
Section titled “Taxes and fees”Each title can carry one or more ledgers. A ledger has a balance and a good-through date, and lists its lines:
- Taxes, by tax year, with the amount and whether they are still open
- Recording fees, with the recording transaction number
- Product fees, such as a date-down or publication endorsement
For how ledgers work in QBO, see Ledgers.
Messages
Section titled “Messages”Messages record the conversation on the order:
| Message | Meaning |
|---|---|
| Confirmation | The vendor confirmed the order |
| Inquiry acknowledgement | The vendor received an inquiry |
| Update acknowledgement | The vendor received an update request |
| Date-down | The result of a date-down: the type (for example, publication endorsement), whether it is clear, and the vendor’s remarks |
| Curative item messages | Notes added to a curative item |
Order status
Section titled “Order status”| Status reported | Meaning |
|---|---|
| Complete or Closed | The order is finished |
| Cancelled | The order was cancelled |
| Error | The order failed; check the messages for the reason |
| Anything else | The order is still in progress |
